Buyers

 

The market moves fast and buyers must be ready, willing, and able to purchase a home. Buying a home can be complicated but it helps to be prepared for the process in advance. The Clark Group has the experience to assist you through each step of your transaction. Main Points When Buying Property in Mexico

  • In San Miguel de Allende, Guanajuato, Mexico, your name is on deed of the property

  • Main documents required for Foreigners and Nationals: Passport, Visa, Document with Mailing Address

  • Sign basic buyer forms for the notary, escrow company, and accountant

  • Clean Money Verification: Where is the money coming from?

  • Payment Schedule: a) 10% initial deposit, b) Balance + Closing Costs at closing

  • Buyers Closing Costs are approximately 5% (taxes, transfer, notario, etc.)

  • Appear on closing date in front of the notario and sign documents

Sellers

Main Expenses When Selling Property in Mexico

  • In San Miguel de Allende, Guanajuato, Mexico, the Sellers pays commissions for both sides – buyer and seller agents
